A question-and-answer sheet for each property that answers buyers before they call

The problem

Every property brings the same questions by phone and message: fees, bills, heating, parking. You answer them one by one, and some buyers only find the detail that changes their mind at the viewing.

Pain point we researched: r/realtors: "How often do your clients ask about utilities?"

How it gets solved

Before a property goes online, you collect from the owner the answers buyers always ask: building fees, heating and average bills, parking, what stays in the sale, when it is free. The AI turns them into a short sheet you add to the listing and send after every enquiry.

Time saved
about 1 to 2 hours a week of repeated answers per active listing
Estimated money saved
about €90–180 a month

Rough estimate based on about €21/hour

Rough estimate; your results will vary.

How to switch it on

  1. 1

Send the owner the list of questions in the text below and ask for documents where possible (building fees, energy certificate, recent bills).

  2. 2

Paste the text and the owner’s answers into ChatGPT, Claude or Gemini.

  3. 3

Check every answer against the documents; if something is not certain, write "to be confirmed" instead of guessing.

  4. 4

Add the sheet to the listing and save it as a ready reply for enquiries.

  5. 5

Update it whenever something changes (price, availability, fees).

Template and prompt

Works with the AI you already use: ChatGPT, Claude, Gemini or others.

AI text to paste (ChatGPT, Claude, Gemini or another):

You are helping an estate agent write a short question-and-answer sheet for a property listing.
Property: [type, size, floor, no address]. The owner's answers: [building or service fees and what they cover, heating type and average yearly bills, parking, storage, what stays in the sale, when it will be free, recent work done, internet, anything else].
Write:
1) 8 to 12 questions buyers usually ask, each with a short, factual answer taken only from the owner's answers.
2) Where information is missing, write "to be confirmed" (never guess).
3) One closing line inviting the buyer to book a viewing.
Rules: neutral and accurate, no selling adjectives, plain words.

Questions to ask the owner before listing

1. Building or service fees: how much a year, and what do they cover?
2. Heating: what type, and roughly how much per year?
3. Average bills: electricity, gas, water.
4. Parking: included, extra, or on the street?
5. What stays in the sale (kitchen, appliances, furniture)?
6. When will the property be free?
7. Any work done recently, or planned in the building?
8. Internet: which connection is available?

Check numbers against the documents before publishing: the sheet must be accurate, not just tidy.
